Roof replacement
When the repairs stop making sense, replacing the roof usually works out cheaper over ten years than patching it every winter.
Signs a roof is due
- Rust through the sheeting, especially at the laps and around fixings
- Tiles cracking or breaking faster than you can replace them
- Leaks in more than one spot, or the same leak coming back
- Sagging between the rafters, or timbers that feel soft underfoot
- Repair bills that are starting to add up to a decent chunk of a new roof
What the job involves
The old roof comes off and we look at what is underneath before anything new goes on. Battens and rafters get checked, and anything rotten or undersized gets sorted then rather than being covered up.
New sarking goes down, then the sheeting or tiles, then flashings, capping and guttering. Nothing is left open overnight, and the site is cleared as we go rather than all at the end.
Metal or tile
Metal is lighter, quicker to install and handles a low pitch. Tile suits a lot of the older housing stock and often has to match what the neighbours and council expect. Both work well when they are specified and installed properly, and we will tell you which suits your house.
Near the water it matters more. Salt air goes through standard fixings, so exposed jobs get coastal-grade sheeting and stainless fasteners. It is worth asking any roofer quoting on a coastal property what grade they are specifying.
